A Section 1 clearance pertains to correcting conditions present in the structure which constitute actual wood damage or termite infestation. These items usually include eradicating drywood and subterranean termite infestations and replacing wood damaged by either termites or dry rot. Lenders usually do not require Section 2 clearances, which are those conditions present that are likely to lead to infestation or damage. It is normally the responsibility of the seller or homeowner to have their termite problem taken care of. Nonetheless, it is smart to have a company unrelated to a seller’s agent independently inspect for termites and damage to ensure the objectivity of recommendations that need to be satisfied.
